The function of the division is to obtain a mandate from landlords to renovate residential properties and find suitable tenants for them. Rentals should at least equal the bond repayments for the properties so that when the property is eventually sold, the natural growth in value will not have been eroded by on-going costs.

 

The manager of this division is responsible for taking the following steps that will result in the leasing of a residential property:

The landlord informs SoundRock of a property that has been purchased, which they propose to renovate and lease to tenants.

SoundRock inspects the property with the landlord who gives the specs on what renovations need to be done.

SoundRock appoints a company to draw up plans of the renovations according to the landlord’s specs together with out Development Division.

SoundRock gets three quotes for carrying out the renovations.

The landlord decides upon the most suitable quote. We may make his recommendations but it is the landlord’s final decision.

The chosen company does renovations with a daily inspection by SoundRock.

Once the renovations are complete SoundRock does a detailed inspection, draws up a snag list and gets the builders to many any corrections.

The landlord does an inspection and either approves the renovations or requires further work.

SoundRock does a full property checklist after the landlord’s approval to ensure that the property is totally ready for occupation. This is normally done at month’s end.

SoundRock advertises the property for rent in suitable press outlets before the month’s end.

All rental enquiries are directed to SoundRock who then arrange to show the prospective tenant the property. SoundRock do a thorough credit check on the prospective tenant.

If the tenant is approved the lease is drawn up and signed. The lease is then sent to the landlord for their signature.

Once the lease has been signed by both parties the tenant moves into the property.

If a tenant is repeatedly late with their rent, action is taken and they are reported to the Finance Bureau.

SoundRock make regular maintenance inspections and adjudicate whether the fault was caused by the tenant’s negligence or was due to normal wear and tear. Costs of repairs are assigned to either the tenant or the landlord according to the terms of the lease.
