SoundRock Property and Facilities Management was established due to a visible need in the market place for a pro-active, streamlined and personalized Property and Facilities Management organization. Our guiding principle is customised property and facilities management for each of our clients’ needs. Together with our sister companies SoundRock Property Consultants and SoundRock Tenant Coordination we enhance real estate assets by reviewing tenant mixes and redeveloping them in such a way that the asset is optimised and the properties longevity is ensured. We optimise property investment and that is the foundation on which we build our company.
Property management is the liaison between the landlord and tenant. Duties of property management include accepting rent, responding to and addressing maintenance issues, and providing a buffer for those landlords desiring to distance themselves from their tenant constituency.
It is the role of the facility management function to coordinate and oversee the safe, secure, and environmentally-sound operations and maintenance of these assets in a cost effective manner aimed at long-term preservation of the asset value, and also other maintenance duties such as making sure the environment is properly cleaned and sanitized for its tenants. In those cases where the operation of the facility directly involves the occupants and/or customers of the owner organization, the satisfactory delivery of facility-related services to these people will be an important consideration too; hence, the term "end-user satisfaction" is often used both as a goal and a measure of performance.
Creating and maintaining an efficient working environment is one of the largest overheads that a company has to bear. An occupier is responsible not only for funding the planning, design and fit out, but also the on-going support and servicing of the space that has been created for the organisation. The costs that this entails, usually represents the largest financial expenditure after payroll.
