Leasing is the major product of the Shopping Centre Industry. Centres
are built for the specific purpose of finding the ideal Anchor tenant
then filling the GLA (Gross Leasable Area) of a Centre with the best
possible mix of tenants. SoundRock have a dynamic team of Leasing Consultants
headed up by Mellisa Berman, the Retail Leasing Manager. The team work
from a huge database (using specific software now available) mostly
of tenants previously successfully accommodated in one or more other
Centres. SoundRock are always seeking new tenants to add to their database.
Effective Leasing requires a combination of good administrative and
selling skills. Fortunately in an age when IT has taken data capturing
to entirely new levels, much of the drudgery has been removed from the
data capturing process, allowing SoundRock’s team even greater
freedom to be creative in their selection of tenant mixes. They also
have more time in which to seek out new tenants. SoundRock recognized
at an early stage of building their business, that the Leasing Agent
or Consultant is the most vital link in the Shopping Centre Industry
chain. All SoundRock’s Consultants are carefully trained to fully
understand and apply the data contained in the Leasing Agreements and
their Annexures. They are also required to be completely familiar with
bank guarantees and other banking and legal matters relevant to the
final signing of the Lease Agreement.
The Leasing Consultant is primarily concerned with the mass of paperwork
involved in the preparation of all the necessary documentation that
protects both Tenant and Landlord.
SoundRock’s Consultants are meticulous in achieving these vital
steps so that in the case of any future dispute, the actual data is
clearly captured in writing and the dispute should then be easily resolved.
The accurate description of both the Tenant’s and the Landlord’s
rights in the agreement reduces the number of disputes as both parties
have a clear idea of both their rights and their obligations before
signing the Lease.
Thereafter the process of preparing the new tenant for occupation of
their new premises is a procedure carefully monitored and assisted by
the SoundRock Tenant Coordinator.
